Wern Fawr
This comprises a Grade II* building which was commissioned by George Davidson, designed by George Walton and completed in 1908. In addition to the Listing of the house the Gateway, Screens and Forecourt have a Grade II Listing.
The property is of traditional dressed stone construction and the interior of the property has been heavily adapted to reflect its current use as an educational establishment.

Auditorium
The property was completed about 1974 and is a reinforced concrete structure built to a brutalist style of architecture. The Auditorium occupies the site of the former Great Hall, destroyed in a fire in the 1960s. The Auditorium is attached to the main campus building in a number of positions and, we are advised, is Listed by dint of this attachment. The Cambria Project, which secured planning permission for over-cladding the Auditorium, could have been implemented by the undertaking of other works granted by this consent which in turn may be deemed to have activated the consent.
The property is a substantial theatre auditorium with a bar area and numerous teaching rooms over several levels.

Gymnasium & Squash Courts
The building appears to be of traditional construction with rendered external elevations and pitched slate covered roofs. The original building was constructed in the 1970s with the squash court addition made in the early 1980s. There is a large parking area to the south side of the building.

Amenity Centre
The property is over two floors, designed and constructed in the early 1980s, and is of traditional construction with faced brick elevations and a slate roof. There is a large parking area to the north side of the building. Plans have been prepared and discussed informally with Snowdonia Planning Authority regarding the possible conversion of the building to provide low cost hotel accommodation to support the Golf Course and other outdoor activities in the area

We have been instructed by our clients to offer the freehold interest in the property with vacant possession.

FORMAL TENDER INFORMATION
We are instructed by Addysg Oedolion Cymru │Adult Learning Wales to offer the property by Formal Tender.

The closing date for tender is 12:00 noon on 18th December 2018 and all tenders should be delivered in the prescribed format to Eversheds Sutherland, 1 Callaghan Square, Cardiff CF10 5BT.

Tenders are invited on either an unconditional basis or a conditional basis. If the tender is conditional then full details of any conditions attached to the offer must be clearly set out.

In addition to returning the tender the offer must be accompanied by a signed contract, conditional or unconditional; a deposit cheque for 10% of the offer drawn on a solicitor’s client account; and the irrevocable authority for AOC|ALW to exchange on the preferred contract without further reference to the prospective buyer. Evidence of funds to complete will be required before exchange of contracts. This decision will not be taken until 11th January 2019.
